Do You Need Planning Permission For A Garden Room In The UK?

What counts as permitted development?

  • If your garden room is within certain size limits, you may not need planning permission. Permitted development rights allow you to make some changes to your property without the need for full planning approval.
  • For a garden room or outbuilding, the maximum size to be considered permitted development is 30 square metres if the house is not listed. The building cannot be higher than 4 metres if it has a dual pitched roof, or 3 metres for any other roof type.
  • It must also be a single storey structure and no more than 2.5 metres high to the eaves if it is within 2 metres of the property boundary.

When is planning permission required?

  • If your garden room exceeds the size limits or height restrictions, you will need full planning permission. Listed buildings also require consent for any external changes.
  • Planning permission is also needed if the outbuilding will be used as an independent living space or for commercial purposes requiring change of use. A garden room used as an office or gym just for the occupants doesn’t normally need permission.
  • Any buildings containing a toilet/bathroom, cooking facilities or with plumbing will also require permission as this constitutes a self-contained unit.

Location and appearance considerations

  • The outbuilding cannot be situated in front of the main house and needs to be set back behind the rear wall. Side boundaries must be observed too if it’s located on the boundary.
  • Planning officers will consider how the design, materials and location integrate with the existing house and surrounding area.

In summary, smaller garden rooms within permitted development limits can be built without planning permission. But larger buildings, change of use and listed property requirements will need consent. Always check with your local authority before starting work.
